What we do?
Once you have ordered an appraisal we will arrange a time to inspect the property
at your earliest convenience. We will thoroughly inspect your property, including
the interior and exterior of any buildings on the property. We will take exterior
measurements manually with a tape measure as we find this is the most accurate
way to determine the square footage and it also helps ensure that the exterior
of the structure is inspected properly. We will never run through
a property as we feel that the inspection is a very important step in the appraisal
process. Our experience has shown that by spending more time on the on-site
inspection, the more the client appreciates that their property has been properly
researched. We will take several photos and ask questions regarding the property.
Once the on-site inspection is complete, we will also search municipal databases
for information regarding the property and search MLS databases and any other
pertinent sales data to find recent sales of properties with similar features
and note their condition, location, sale price, etc. From this information we
will compare it to your property and make adjustments for any differences. Once
we have completed this, we then be able to put a value to your property.
